Summary
As an External Wholesaler at Capital Square, you'll play a crucial role in expanding our investor base within a designated geographic area. Your primary duties will include raising equity capital, promoting Capital Square's investment offerings, and securing sales agreements. You will be responsible for developing and managing sales leads, presenting investment opportunities such as 1031 exchanges and Delaware statutory trusts (DSTs), and assisting in maintaining key broker-dealer relationships. This role requires a strong background in sales, real estate, securities, and taxation, as well as proficiency in CRM tools like Salesforce. Reporting directly to the Chief Distribution Officer, you will contribute to our growth and success by meeting sales targets and representing Capital Square at industry events.
Primary Responsibilities
Develop and cultivate sales leads and secure selling agreements within your assigned territory
Initiate new selling agreements and collaborate with the Chief Distribution Officer to finalize them
Assist the Chief Distribution Officer in maintaining and nurturing broker-dealer contacts
Effectively communicate Capital Square’s offerings, including 1031 exchanges and Delaware Statutory Trusts (DSTs), to individuals and groups
Assess and provide feedback on corporate and investment offering materials
Attend weekly sales meetings and present regional reports based on Salesforce data (including data sheets and contact information)
Represent Capital Square at industry, broker-dealer and corporate events as needed
Maintain accurate and up-to-date records in Salesforce, including contacts, leads and notes
Complete and submit data sheets with information from representatives, prospects and other sources
Track and report on a weekly pipeline of potential investors
Perform other responsibilities as assigned
Knowledge and Skills Requirements
College education preferred (or 5+ years of alternative industry experience)
FINRA Registration (Series 7 and 63) required
Hands on sales experience (2 years minimum) required
Valid driver’s license and appropriate insurance coverage required
Comprehensive understanding of investment real estate, securities and tax-advantaged investments
Proficiency in using CRM systems, particularly Salesforce, and standard office software including PowerPoint, Word and Excel
Strong interpersonal and communication skills, with the ability to present complex information clearly and effectively
Demonstrated ability to develop and manage client relationships and sales pipelines
Ability to work independently and manage multiple priorities in a fast-paced environment
